  Crecera Capital Investments, LLC delivers tax-advantaged cash flow and forced appreciation by acquiring undervalued multifamily properties in emerging markets to passive investors. Our Strategy

 At Crecera Capital Investments, LLC, we perform thorough market research and acquire properties in areas with strong economic diversity along, sustained job  and population growth, and demand that outpaces new supply.


 Syndications (Core Strategy) - We sponsor individual deals ranging from 20 - 150 units, pooling capital from accredited investors into single-asset LLCs. Each syndication targets up to 8% preferred returns with distributions beginning one year post-acquisition. Investors receive K-1s for their pro-rata ownership, maintain deal-by-deal transparency, and participate in profits after our 30% promote. These closed-end funds typically hold assets for 3-5 years before disposition or refinance. 

Our Business Model

  Value Creation Playbook

  • Months 1-6: Stabilize operations—install professional property management, address deferred maintenance, implement rent collection systems.
  • Months 6-18: Execute renovations—unit upgrades ($8K-15K/unit) capturing $100-300/month rent premiums, common area improvements, amenity additions
  • Months 18-36: Optimize operations—reduce expenses through vendor consolidation, implement utility cost recovery, maximize ancillary income
  • Year 3-5: Execute exit—refinance to return 60-80% of capital while maintaining ownership, or sell to institutional buyer at compressed cap rate

Compensation Structure

  • Acquisition Fee: [3-5%] of purchase price (covers due diligence, legal, closing costs)
  • Asset Management Fee: [1-2%] of gross revenue annually (covers ongoing oversight, investor reporting, strategic decisions)
  • Disposition Fee: [1-2%] of sale price (covers exit preparation and transaction coordination)
  • Promoted Interest: 30% of profits above 8% preferred return (aligns sponsor success with investor performance)

Capital Deployment

  • Equity raise: Typically 25-35% of total capitalization per deal
  • Debt structure: 65-75% leverage via agency or bridge financing at 5-7 year terms
  • Renovation budget: $8-15k per unit allocated at acquisition
  • Operating reserves: 6-12 months of debt service and operating expenses

  • Transparency: Monthly financial reports, quarterly performance calls, annual audited statements
  • Communication: Direct sponsor access, property tours for local investors, annual investor meetings
