  Crecera Capital Investments, LLC delivers tax-advantaged cash flow and forced appreciation by acquiring undervalued multifamily properties in emerging markets to passive investors. We create investor returns by creating tenant value—transforming  assets with significant value-add potentional into thriving communities where residents stay, properties appreciate, and wealth compounds for everyone involved. 

 At Crecera Capital Investments, LLC, we perform thorough market research and acquire properties in areas with strong economic diversity, sustained job and population growth, and demand that outpaces new supply.

 Syndications (Core Strategy) - We sponsor individual deals ranging from 20 - 150 units, pooling capital from accredited investors into single-asset LLCs. Each syndication targets up to 8% preferred returns with distributions beginning one year post-acquisition. Investors receive K-1s for their pro-rata ownership, receive deal-by-deal transparency, and participate in profits after our 30% promote. These closed-end funds typically hold assets for 3-5 years before disposition or refinance. 

  Value Creation Playbook

• Months 1-6: Stabilize operations—install professional property management, address deferred maintenance, implement rent collection systems.
• Months 6-18: Execute renovations—unit upgrades ($8K-15K/unit) capturing $100-300/month rent premiums, common area improvements, amenity additions.
• Months 18-36: Optimize operations—reduce expenses through vendor consolidation, implement utility cost recovery, maximize ancillary income.
• Year 3-5: Execute exit—refinance to return 60-80% of capital while maintaining ownership, or sell to institutional buyer at compressed cap rate.

Compensation Structure

• Acquisition Fee: 3-5% of purchase price (covers due diligence, legal, closing costs).
• Asset Management Fee: 1-2% of gross revenue annually (covers ongoing oversight, investor reporting, strategic decisions).
• Disposition Fee: 1-2% of sale price (covers exit preparation and transaction coordination).
• Promoted Interest: 30% of profits above 8% preferred return (aligns sponsor success with investor performance).

Capital Deployment

• Equity raise: Typically 25-35% of total capitalization per deal.
• Debt structure: 65-75% leverage via agency or bridge financing at 5-7 year terms.
• Renovation budget: $8-15k per unit allocated at acquisition.
• Operating reserves: 6-12 months of debt service and operating expenses.

Investor Experience

• Transparency: Monthly financial reports, quarterly performance calls, annual audited statements.
• Communication: Direct sponsor access, property tours for local investors, annual investor meetings.
• Tax efficiency: K-1 delivery by March 15th, cost segregation studies on all properties, passive loss benefits.
• Reinvestment priority: Existing investors receive first access to new deal flow.

Market Intelligence & Deal Flow

• Proprietary relationships: 10 commercial brokers in target markets providing off-market opportunities.
• Direct outreach: Targeted campaigns to property owners in our acquisition profile.
• Underwriting discipline: Analyze 30 deals monthly, submit offers on 10 close 3 annually.
• Due diligence: Third-party inspections, environmental assessments, rent comparables, trailing 36-month financials.

 For over 16 years, Vanessa has been a driving force in analytical quality within the biologics and pharmaceuticals industry, successfully leading teams, and managing projects to bring groundbreaking rare disease therapeutics to market.  Wtih a Bachelor's of Science Degree in Cell and Molecular Biology and a minor in Chemistry from San Francisco State University, Vanessa applies her analytical mindset and high standards not only to her work but also to her passion for multifamily real estate investing, where she creates wealth opportunities with the same dedication and rigor. 

Christopher J. De Celle brings over 30 years of experience spanning entertainment, sports, real estate, and entrepreneurship. A multiple Emmy Award–winning Director and Producer, his career includes work with NBC, Golf Channel, Fox Sports, ESPN, NASCAR, and the Olympic Games.  Today, he applies that same creative and operational expertise to real estate and other investment asset classes. He currently manages $48M+ in assets and has raised $20M+ across real estate, hospitality, film, startups, and tech ventures from investors in the US, Canada, Europe, Mexico, and Asia.
